Duquesa is located at the western end of the Costa Del Sol, between Estepona and Gibraltar as well as being close to Sotgrande which is World known for is polo championships. It is accessed via either Malaga or Gibraltar Airports and an extremely popular area amongst British Expats and holidaymakers.

This good size bar is in an ideal location on the lower level of the port and right opposite the moorings and the boats.

The bar itself is accessed via two pairs of double doors, there is a large bar area with granite top and tiled facing, there is a beer tap, coffee machine, till, shelving for drinks and glasses.

There are 10 bar stools and table and chairs with seating for around 20 people, but this could be increased considerably. There are 2 pool tables, a cigarette machine. There is a rear area which is currently used as storage and sectioned away from the bar itself, but this could be incorporated into the dining space or an entertainment area.

The terrace is an extremely good size and seats around 50 people. It is partly covered and partly open and has direct views over the moorings and the Mediterranean.

The kitchen is well fitted and has oven, hob, plancha, microwave oven, extractor, sink, fridges and freezers and a stainless steel preparation area.

There are ladies and gents WC’s with modern suites and disabled facilities.

Currently the bar incorporates 3 units and the rent for the three totals 2400€ per month. There is a five year renewable lease and the units could be split so the ingoing purchaser has the option of taking all three units or alternatively taking two units and decreasing the bar size and the rent will then reduce to 1600€ per month.
