Situated in a busy square amongst other cafes, bars and restaurants. There is a real community feel in the area and there is a lot of local regular custom. It is a very affluent neighbourhood and the average spend in the area is often high.

This café bar was refurbished a few years ago and has been offering barbecue and grilled foods, but could lend itself to other types of cuisine. It has air-conditioning, Wi-Fi and an alarm system.

It has seating internally for 10-12 people.

The covered terrace has glass curtains which open out fully on two sides, creating a spacious feel and which seats a further 30 people.

The front terrace also seats around 12 people.

The ladies and Gentleman’s WCs are fully tiled and have modern white suites.

There will be a new five year renewable lease which is subject to a rental of 2.000€ plus IVA. There is also a community charge of 4.000€ pa, which includes all terrace charges.
